ACCESS was hired to perform a feasibility and ownership structure study for a medical office building (MOB) that would be constructed as the entrance to the planned hospital. The hospital was one of Carilion Healthcare System’s eight hospitals. This particular hospital was in the process of being relocated to a new 100-acre site along interstate-81 near Radford, Virginia to serve a growing region including the counties of Montgomery, Pulaski, Floyd, Giles, Wythe, Bland, and Carroll.

The study was conducted based on the parameter that the land would be leased from the hospital for ninety-nine years. It was determined that a MOB be built and leased to physicians. Based upon its findings ACCESS was chosen to lead the development and leasing of the project.

The development integrated with the unique design philosophy of restful atmosphere and roomy layout of the medical center and its surroundings with the new MOB. It was important to maintain this continuity to maintain a comfortable atmosphere for patients and families.

ACCESS handled the leasing of the entire 50,000 square foot MOB during the development process. More than twenty leases were returned signed prior to construction completion including two surgical clinic, oncology and hematology physicians, and an OB/GYN.
