The completion of the White Oaks Crossing Shopping Center in conjunction with the extension of the Greenfield Parkway spurred significant growth in this area of Garner, NC. As a result, ACCESS combined the area’s need for medical office space and an MRI facility with a strong anchor tenant in Rex Wellness Center to fill the 11-acre site.
Currently three of the five planned buildings making up the Health Park master plan have been constructed and are over 65% leased to date (March 2005). The 100 Building is a one-story structure of just over 10,000 square feet occupied by a dental practice. The 200 Building is also a one-story structure occupied by occupied by an internal medicine practice and an OB/GYN practice. The 300 Building is a two-story structure totaling just over 30,000 square feet occupied a radiology practice and an ear, nose, and throat practice. The planned 400 and 500 Buildings will total over 35,000 square feet. The Health Park consists of built-to-suit physician/owners as well as lease only medical clients. All of these buildings have been constructed at considerable time and cost savings using tilt-up construction.
Our ability to understand the development patterns within the community optimized the location long-term. Access to this site has improved significantly since the initiation of construction through a series of transportation projects including the recent widening of White Oak Road from two lanes to five lanes by the shopping center developer, the widening of Timber Drive by the Town of Garner. The planned extension of three of Garner’s main thoroughfares will eventually make the Health Park at Timber Drive a central location associated with all Garner traffic patterns.
